4XF 3: Build Your Real Estate Business Properly

Hi, I’m Kelly Johnson, founder of the 4X formula and the big question is this: How are real estate agents like us able to create a constant stream of commissions and a constant stream of leads while enjoying life without wasting big budgets on branding, without working crazy hours, without worrying where the next deal’s coming from in today’s real estate market. This podcast is here to reveal the answers.

What is the 4X formula? You’re probably asking that. Well, it’s the latest real estate training program that is fully designed to take real estate agents who are licensed from A to Z and bring them from this kind of “survival mode” right up to “thriving mode”. From “survive” to “thrive”. That’s our goal and I know how to do it. Been there, done that. I’ve been through all the crazy years, all the different cycles in the real estate. I was there during 2008. I started in 1997. I’ve been in the business 22 years now and I enjoy an awesome business right now. I made tons of money in the past. I lost tons of money. I gained lots of clients over the years. I lost tons of clients over the years. I made a ton of mistakes.

And through all of that, they’re just, all of a sudden, about three or four years ago, there was this clarity. It just kind of, it was just like hit me like a Mack truck and all of a sudden I’m like, “Wait a minute, this is all the things.” When I started to analyze it and I started to train agents and I was training for a while, but all of a sudden it became very clear. And then as I’ve been putting this program together, I wrote a book called the fastest way to launch a real estate business because I know that there’s a certain way if someone was parachuted into a community, didn’t know anybody, never lived there, no one knew them. They had no past, no history in the community, no family connections, nothing. I know if I could parachute somebody in the community and they employ these tactics that are in that Ebook, they will start to build their business.

And they will build a creative foundation off of that and take their business to thrive. So we’re taking all of those principles and we’re employing that into what we’re now calling the 4X formula and breaking everything down into force because I believe that there’s 4 main facets of the real estate business that realtors need to be good at. Call it four columns or four areas, four dimensions or realtor needs to be a four dimensional agent. You can’t just be good at one part of it. And I think that’s what the deal is. I think that’s where a lot of us fall down is we get, we’re were maybe really good at one aspect of it, but we’re not so good at the other aspects of it.

What ends up happening is our business is a constant battle. There’s all these little things that can come into your business or market’s changing or mortgage rules coming in or all these things. And then we use those things as excuses to say “Well, this is why I’m not succeeding in my real estate business.” None of that stuff matters. If you’re employing all of these things in building your business properly, it won’t matter what’s going on in the outer outskirts of the world. We can’t control any of those things. But I do know there’s certain things you can control as a real estate agent in your business, in your community, in their plate, and like where you’re doing business. And I want to help you get through it.

Now who am I? Why am I qualified to talk about this? Well, one, um, I created it. I wrote it, I put the thought into it. I broken it all down. But the biggest thing is I practice it every single day. I’m still selling real estate. I still help clients right now.

I have a huge database of people that we help. I have about 50% of my business is referrals now. I don’t have to spend tons of money on advertising. I spend, I think last year I spent maybe five, six grand on advertising. I don’t need to spend all that kind of money. There’s lots of more efficient cost effective ways to market things. But the thing is if you’re building your business properly, if the last two pillars are built properly, they will feed you and you barely have to put much time in the first two pillars anymore. You’ve got to do those first. But eventually they’ll start to go down and these pillars build up and next thing you know, 50% of your business is coming from referrals and stuff.

So it does take time. But the thing is when is the best time? If you want to have a bunch of shade in your front yard, when is the best time to plant an oak tree? If you want to have some shade. 20 years ago, that’s the answer. When’s the second best time to plant that oak tree? Right now. Plant it now. So wherever you are in your business, you’re five years in, 10 years in, 15 years in, one year in, two months in, three seconds in the business, whoever you are, it doesn’t matter. Let’s plant that oak tree properly. Let’s solidify it and let’s make sure that that thing grows up and does what it’s supposed to do for you at the end of the day. So that’s my goal with the 4X formula. I’m really excited about it.

I can tell you a little bit about myself. Another reason that you may think I’m qualified. Um, because I really think that the dream business is a business that you can still live life. You can still spend time with your loved ones. My burn, my thing that gets me excited is traveling. I want to see the world. I want to see what’s going on around me. I want to see other cultures. I want to meet people from the other parts of the world and want to talk to them about, you know, their world and how they live in it. And I want to contribute in other parts of the world. I want to do more for my church and I want to volunteer more within my community, which I’m still doing. And try and make a difference in that way. But at the same time, I want to be in my kids’ lives. I want to be in my wife’s life. We want to hang out together and we want to do some fun things and we don’t want to be limited by money to do those things.

We just want to go do them. But if your business has got you shackled in and you’ve got to be there to protect everything and if you go away, the thing is going to crumble, then you don’t have a business. And so I want to help you build that business. That is the dream business as a foundation underneath it. I have referrals. I have people, they’ll call me on the way to vacation. I’ll say, you know what? I’m a wait right now. I’ll be back in two weeks. And they’re like: “Fantastic! We’ll wait for you.” “We can’t wait to see you when you get back.” “We’re so excited for you that you’re off on a vacation!” Now who can say that about their business? Who had actually fear that more than anything? You’d be going: “I don’t want to tell him that I’m away right now”, “I’m afraid to tell them because they’re going to be mad at me or they’re going to go to somebody else or they’re going to go to another realtor, call another realtor right away if I’m not around.” If your business is that sensitive, you don’t have a business.

So I’m willing to take you there and willing to get you there. I got it all figured out and I made it affordable and easy to deliver and easy for you to apply. Anybody can do this. I am nothing special. Ask my wife. I am nothing special. There’s nothing special about me. I came from nothing. I’ve built up whatever I’ve built up today.

I’ll share it with you. Just in the last three years. Like just to give you an idea because the light bulb didn’t turn on until about four or five years ago. Even though I’ve been in the business 22 years, the light bulb didn’t turn on until about three or four years ago where we started to create this thing and build a foundation properly implement certain systems to build the business right and intentionally and with the right mentality and all that kind of stuff that we teach in the 4X formula.

Now I travel a lot. We went to England last year. We went to Paris, I went to Cuba. We camped like crazy. Went to California. We’re booking more trips. I actually, I think we’re gonna go back to London again. So there’s lots of things going on. Croatia, that’s all my list. Next, I love traveling.
